The Covid-19 virus has changed the way we do business, but we are still managing and renting homes and apartments. We are following the government guidelines and the protection of our team and customers is paramount, but it is still possible to provide our service in fact as at the time of writing this we are still leasing over a property a day including weekends.
We have rented 10 properties so far this month (8/4/2020) and in the same time frame processed 53 applications and 121 rental enquiries. We need more properties to deal with the enquiry level we are currently experiencing.
What type of tenant will we get now?
We are receiving between 8 and 13 applications a day and most of them are suitable applicants, in fact the quality of applications may be better than normal. You certainly know the long-term security of employment of the applicant.
What has changed?
The major change is that we are not conducting open home viewings for rental properties. We are conducting private viewings whilst following the government guidelines for social distancing. We are using video to better advertise, and we use technology such as DocuSign to enable paperless lease agreements.
Should I move my Air B&B property into long term.
It is no secret that the bottom has fallen out of the Air B&B market so while we still have good medium to long term enquiry now might be a good time to move across. We have already signed four new managements which were previously Airbnb properties. Again, at the time of writing all have been leased. We can offer six to twelve-month tenancies so you can go back into the Air B&B when the time comes but recent surveys have shown that long term tenancies could be a better long-term proposition.
