What is a property appraisal and why do I need one?
A property appraisal should be a written report stating a price or price range that a home is likely to sell for in today’s market. It is not a valuation. A valuation can only be completed by a licensed Valuer. A professional property appraisal must take into account similar properties close by that have sold recently and properties that are currently on the market that will form competition for the subject property. Other factors that should be taken into account are current bank lending policies, interest rates and recent market movements and general economic factors.
It is important that an appraisal is conducted properly and responsibly as in most cases the appraisal result is used by owners and their agent to set an asking or reserve price for the property. Setting the correct price is one of the most critical elements in any properties marketing campaign. If it is set too high it will scare buyers away, if it is set too low the ultimate result will not capitalise on the properties true value.
